The 44 acre-boundary, which currently includes the property abutting the Iowa River from Highway 1 along Orchard Street to Myrtle Avenue, also includes property on the west side of the river, where the North Wastewater Treatment Plant, Ralston Creek and Iowa River Corridor Trail are. Davidson said the boundaries could be ammended and extended eventually to add the Gateway Shopping Center along Highway 1, if desired.

"We're starting with this district (on the west side of the river), and then we'll eventually add the area we all think of as the riverfront crossings, across the river to the east," Davidson said.
