Cole and his real estate agent, Ryan O’Leary, say they want to be transparent every step of the way, which is why they say they’re going public with the plans years ahead of time. A few weeks ago, Cole went door to door to speak with nearby homeowners.

Still, some of the neighbors say they’re miffed at the thought of such development in their neighborhood, not to mention confused about what actually will happen.

“We don’t harbor opinions yet, just fears,” said Amy Margolis, who lives next door to the Heikens on Knollwood Drive with her partner, Gary Rick.
