Gary Bilyeu, Johnson County’s chief deputy assessor, said his office hasn’t appraised the property for years because it was owned by the city; the first appraisal under Von Maur’s ownership will happen in spring 2013.

The assessor’s office will use the values of nearby lots to determine the Von Maur property’s taxable value, Bilyeu said. For example, the property that will hold Homewood Hotel and Suites, which will open in the IRL in fall, was valued at $613,000 or $16 per square foot, in 2012. Since the price per square foot is higher on smaller properties, the value on the Von Maur property could end up being between $10 and $12 per square foot, or between $2 million and $2.5 million total, Bilyeu said.

“The $1.5 million, I don’t think it’s a steal, and I don’t think it’s too much,” he said. “It’s in line.”
